- Non-refundable
One or more properties worth at least 2,000,000 AED (about 545,000 USD), free of loans. Grants a ten-year renewable residence.
Limits and drawbacks
- This is residence, not citizenship. The UAE has no citizenship-by-investment programme; naturalisation is an exceptional discretionary grant with no application right.
- The golden visa gives no visa-free Schengen access — that follows your own passport, not the residence.
- The status depends on keeping the qualifying property, deposit or business; lose the asset and the visa can lapse.
- Personal income is untaxed, but corporate profits above 375,000 AED are taxed at 9 percent since June 2023, and inheritance defaults to Sharia rules absent a registered will.
