Real estate purchase of at least 350 times the Colombian monthly minimum wage (SMMLV), which in 2026 works out to roughly 150,000–160,000 USD. Because the threshold is pegged to the minimum wage, it drifts up each year.

Limits and drawbacks

  • Colombia taxes its tax residents on worldwide income, at rates up to 39%. Once you spend 183+ days a year here you are tax-resident, so this is not a territorial, tax-light base like Panama or Paraguay.
  • The presence rule is strict: fewer than 180 days a year, or a single absence over 180 consecutive days, and the visa is lost.
  • Investment thresholds are pegged to the minimum wage and rise every January, so budget against the current SMMLV, not last year’s figure.
  • This is residency, not citizenship: the M visa leads to permanent (R) residence at five years, and citizenship follows from there.
