Limits and drawbacks

  • Properties bought under the golden visa cannot be let on short-term rental platforms such as Airbnb; the government tightened this in 2025.
  • The permit gives residence, not citizenship. Naturalisation requires seven years of effective residence and a Greek language test — a far higher bar than the permit itself, and one we could not reconfirm against an official source for 2026.
  • A newer startup route through the Elevate Greece platform is reported at 250,000 EUR since late 2025, but its exact legal basis was not identified; confirm it directly before relying on it. Note that Law 5275/2026 is a separate tech-employment visa, not this route.
  • The official detail pages were unreachable on the verification date, so the geographic thresholds rest on concordant professional sources pending reconfirmation.
