The holder must visit Cyprus at least once every two years to keep the permit — a very light presence rule. Full naturalisation is a separate, much longer path and requires genuine residence.
Family
A single application can cover a spouse and dependent children up to 25 if in full-time education. Parents can qualify with additional income proof.

At least 300,000 EUR (plus VAT) in an eligible asset — most commonly new residential property — held for the life of the permit, together with proof of secure annual income of at least 50,000 EUR from sources outside Cyprus (higher with dependants). The property retains value but must be kept.

Limits and drawbacks

  • This is permanent residence, not a passport. Cyprus’s citizenship-by-investment programme was shut down in 2020 — do not confuse the two.
  • Cyprus is not in the Schengen area, so this status does not grant Schengen free movement, unlike some other EU golden visas.
  • You must show at least 50,000 EUR a year of secure foreign income, and the property must be held for the life of the permit.
  • The permit can lapse if you fail the every-two-years visit or dispose of the investment.
